"Why Your Home Will Sell"

There have been many articles written on why houses don't sell.  Expert consensus lists THREE  key areas where mistakes can be avoided that will shorten the time it takes to sell your home.These areas are:


Many sellers think that their home is the price exception in the current market. Your agent needs to  present a "fact based" pricing analysis; which needs to include comparisons to recent closings, comparisons to homes currently on the market and a suggested price range.


How will buyers find your home? The challenge is to stand out from the crowd. Effective marketing will shorten the selling time for most homes. The marketing plan needs to differentiate your house from all the others on the market.

The house should be "staged". Since buyers have so many choices, a positive first impression is crucial. Your agent should have these types of resources incorporated into the plan.

In today's high-tech world, the Internet will provide the first exposure of a home to the market. Sellers should make sure their home is on as many Web sites as possible. The marketing plan for your home must include high quality printed and electronic materials.


The three C's are Clutter, Condition and Curb appeal.

1. Clutter Kills! Make sure the house is clean and orderly. Remove all excess clothing, toys and furniture. Showings of cluttered homes usually don’t go well. The marketing plan should identify all pre-listing items to be addressed.

2. Condition is very important. If a room needs to be painted, paint it; if the stove isn't working correctly, replace it. Never have half done projects once the house is listed.

3. Curb appeal that is attractive is an essential part of making a solid first impression. Today every listing is on the Internet. Potential buyers can see if the house has the type of curb appeal that they want. Plant some shrubs, cut the grass and do everything necessary to convey that warm feeling of home to potential buyers.
